For those driving, we include a free assigned parking spot reserved for you, a short walk from the home (plus free street parking for any extra vehicles). Large windows let in plenty of daylight, and come evening, recessed lighting and a modern floor lamp create a cozy ambiance. For entertainment, we've provided some board games and cards – challenge your friends to a game night at the coffee table! The living area flows seamlessly into the dining/kitchen space, which means nobody feels isolated if they're cooking or working while others are relaxing.

🛏 Bedrooms & Sleeping Arrangement (9 Beds):
The apartment boasts four bedrooms, each thoughtfully set up for maximum comfort:

Bedroom 1: Twin-over-Full bunk bed with a Twin trundle pull-out (3 beds total). This room is great for flexibility – it can sleep up to three individuals separately (or even 4 if two share the full bed). It's perfect for kids or singles. The room has a Smart TV, plus some cute modern decor touches to make it feel like home.
Bedroom 2: Queen bed (1 bed). This is the primary bedroom for a couple or single who prefers more space. It features a plush queen mattress with high-quality linens and two nightstands with lamps. The style is minimalist and calming. A Smart TV is mounted for bedtime viewing.
Bedroom 3: Twin-over-Twin bunk bed (2 beds). A cozy room ideal for two people. Whether it's kids who love bunk beds or two friends, this room provides a fun yet comfortable sleeping setup. Includes a dresser and a Smart TV as well.
Bedroom 4: Full-over-Full bunk bed with a Twin trundle (3 beds total). This is our largest bedroom, able to accommodate up to three or even five people depending on how beds are shared. Each full bed can sleep two smaller people or one adult very comfortably, and the trundle adds an extra twin mattress option. This room is great for a couple with a young child (parent(s) on the full, child on trundle) or a group of friends. There's a mirror and a Smart TV in this room too.
All bedrooms are equipped with window AC units and hot-water baseboard heat to allow individual climate control. Each bedroom also has its own workspace nook (small desk and chair) and a luggage stand mounted on secure wall hooks, keeping your bags off the floor. We've installed room-darkening curtains in each to keep it nice and dark for a good night's sleep, even if you want to sleep in. Fresh linens, extra blankets, and plenty of pillows are provided. Each bed has a memory foam or hybrid mattress that is medium-firm and very comfortable – we get great feedback on our beds!

Need even more sleeping space? The sofa in the living room can accommodate one additional guest if needed (not a pullout, but it's large and comfy for one person). We also have an air mattress available on request.

This apartment has two modern full bathrooms, which have been completely renovated. Both feature a clean black-and-white design with subway tiles and contemporary fixtures. One bathroom has a tub/shower combination – great if you prefer a soak or have small children to bathe. The other bathroom has a spacious walk-in shower with a rain-style showerhead. Every shower has wall-mounted shampoo, conditioner, and body wash dispensers, and each sink has a hand-soap dispenser, so you don't need to pack those. Fluffy bath towels, hand towels, and washcloths are supplied for all guests. Each bathroom has a vanity, and we tuck a hairdryer under each sink for your convenience. You'll also find basics like Q-tips, toothpaste, or spare toothbrushes in case you forgot anything – we try to think of the details! The bathrooms are stocked and cleaned to hotel standards. And don't worry about hot water – our system can handle multiple showers, although spacing them out a bit is always helpful with a larger group.

🍴 Fully Stocked Kitchen
The kitchen at Ultra Modern is open to the dining area and comes fully stocked for cooking and dining in. You'll find stainless steel appliances: a fridge/freezer, gas stove and oven, microwave, and dishwasher. For your morning caffeine fix, we've provided both a Keurig machine (with complimentary coffee pods) and a drip coffee maker with filters (for those who prefer to brew a pot). There's also a toaster, blender, and electric kettle. The cabinets are filled with cookware (pots, pans, baking sheets), a knife block, and all manner of utensils and gadgets (can opener, wine opener, spatulas, etc.). We keep a basic selection of spices and cooking oil on hand as well. Dishware and cutlery for at least 12 guests are provided, along with children's dishes/cups. The dining table seats 6, and we have a couple of folding chairs if you need to add a couple more seats at the table or use them elsewhere. This setup allows you to enjoy group meals comfortably. Whether you're cooking a big breakfast before heading into NYC or having a relaxing dinner at home, you'll have what you need. If you prefer not to cook, there are many takeout and delivery options nearby – we list our local favorites in our house manual.

Extras: We provide an iron and ironing board, and a broom and mop should you want to tidy up between cleans — handy on longer stays.

🌇 Neighborhood & Local Tips: Ultra Modern is located in Midtown Bayonne, a safe and welcoming community. Within walking distance, you'll find essentials like a supermarket, pharmacy (Walgreens), and plenty of restaurants. If you walk 5 minutes to Broadway (the main commercial street), you can choose from Italian, Mexican, Chinese, and classic American eateries, as well as cafes and bakeries. There's a wonderful park (Dennis Collins Park) about a 15-minute walk south which has views of the Bayonne Bridge and a nice playground for kids. The Bayonne waterfront walkway is also a great place for a stroll with views of the Manhattan skyline in the distance. For a bit of history, the famous Tear of Grief 9/11 Memorial is located at the Peninsula at Bayonne Harbor, a short drive away. It's about 20 minutes' drive to MetLife Stadium (NFL games & concerts). We provide a digital guidebook with recommendations for activities, dining, and logistics (like best ways to get into NYC) to all our guests.

🔑 Check-In & Accessibility: Check-in is self-service via a smart lock. We'll send you a unique code and instructions prior to arrival. The apartment is on the second floor, and there are one flight of stairs to enter (note: there's no elevator, so unfortunately, it's not wheelchair accessible). Once inside, everything is on one level. If you need help with luggage upon arrival and we're available, we're happy to assist. Check-in time is typically 3 pm or later, but we can often accommodate early drop-off if the previous guests have departed – just ask.

👥 On-Site Team & Support: As mentioned, our on-site property support resides in the building (in a different unit) as the designated responsible party for the STR. They or we will be there in a flash if you need anything at all. Otherwise, you likely won't notice they're there – it's like having a helpful neighbor you can call on. We take pride in quick responses; whether it's a burnt-out lightbulb, a question about the thermostat, or a request for restaurant suggestions, we're on it. Our goal is to give you space to enjoy your vacation but reassurance that help is nearby if required.

🚫 House Rules & Compliance: We kindly ask all guests to adhere to our house rules, which align with Bayonne's short-term rental ordinance and common courtesy:

No parties or events. This apartment is meant for lodging only. We do not allow loud gatherings, excessive drinking parties, or any kind of event that would disturb the neighbors or the property.
Quiet Hours: 10pm to 7am. Please keep noise to a minimum during these hours, out of respect for other residents and neighbors. This includes noise within the apartment and in common stairwells or outside the building.
Occupancy Limit: Up to 14 guests. Your reservation should reflect the correct number of guests.
No unregistered overnight guests. All individuals staying overnight must be listed in the reservation. Daytime visitors are okay, but they cannot remain after 10pm.
No smoking inside. Absolutely no smoking or vaping in the apartment or building. If you need to smoke, do so outside and dispose of cigarette butts properly. A cleaning fee will be charged if any smoke odor is detected inside.
No pets. We love pets, but unfortunately, we cannot host them here. We maintain an allergy-safe environment for all guests.
General care: Please treat the space with respect. Accidents happen – if something breaks or isn't working, just let us know promptly. We're very understanding, but we need to know so we can fix or replace it for you or the next guests.
Parking courtesy: Please use only the assigned spot we show you, and do not block any other cars or garages.
For your safety, there are exterior cameras at the front entry of the building. There are no cameras inside the apartment, of course. We also comply with Bayonne's requirement to post an information notice inside – you'll see a sheet with details like our contact info, the STR permit number, and emergency numbers.
